Alcoa Highway (US-129) carries the region’s two heaviest institutional anchors on one corridor: the University of Tennessee Medical Center — the area’s major hospital campus, at the corridor’s Knoxville end — and McGhee Tyson Airport (TYS) in Alcoa, with Blount County’s industrial base beyond.
That anchoring drives distinct demand pools. Medical office and related services cluster around the hospital end; logistics, aviation-related and industrial users work the airport end; and the corridor between them carries retail and services for one of the market’s heaviest commute flows.
