Corridor profile

Kingston Pike is the old Dixie Lee Highway — the historic main road west out of Knoxville — and a century of commerce has made it the region’s deepest commercial spine. Its character changes district by district: walkable storefronts and restaurant row through Bearden, the West Town Mall retail concentration and big-format centers through West Knoxville, then Farragut’s landscaped, code-managed frontage out to the Turkey Creek district at the county line.

For an operator, that variety is the point. Second-generation restaurant space, endcaps, medical suites, professional office and redevelopment sites all trade along the same road, at price points that step down as you move away from the interchanges. Traffic is heavy for the market throughout — TDOT publishes station-by-station counts along the corridor — and nearly every West Knoxville and Farragut rooftop feeds it daily.

Note for site selection: the corridor crosses two jurisdictions. City of Knoxville zoning applies through Bearden and West Knoxville; the Town of Farragut applies its own zoning, landscaping and sign standards west of the town line — plan signage and site design accordingly.
