Turkey Creek is the region’s retail gravity well: a roughly 400-acre district along Parkside Drive between the Lovell Road and Campbell Station interchanges of I-40/I-75, developed from the late 1990s onward and still commanding the market’s premium rents and land prices.

The tenant mix explains why. National big-box anchors, junior anchors, The Pinnacle at Turkey Creek lifestyle center with its theater, dozens of restaurants on pads and outparcels, hotels, and a hospital campus with surrounding medical office give the district both regional-draw weekends and strong weekday daytime population. Its trade area reaches well beyond Knox County — the interstates deliver customers from surrounding counties that lack this retail depth.

For operators, availability is the constraint: pads and outparcels are scarce and priced accordingly, and much of the action is second-generation space, subleases, or positions in the districts feeding Turkey Creek. The district also spans two jurisdictions (Knoxville and Farragut), so entitlement rules differ by parcel.
